Terms and Conditions
Binding Contract
This email constitutes an offer that is valid for one week. Once payment has been made this becomes a binding contract between the parties and thus the full amount of the rental is contracted to be paid (on or before the due dates). The house may not be occupied unless the full rental has been paid.
Cancellation on your part
If you are unable to take up your rental of the property and have to cancel then please inform us as soon as possible. We will then re-advertise the house. This might necessarily not be at the same price as the rental amount of this contract. In the event the house is re-let then we will return the rent you paid (or lower amount if the house is relet for less) less an administration fee of 20% of the rental amount. If you have booked and paid for additional weeks then there will be no right of set-off against the additional weeks.
Cancellation on our part
If we cancel your holiday then we will return any and all amounts paid for the rental of the house. We will inform you as soon as any situation arises. In addition we will endeavour to help you find alternative accommodation. However we would not accept liability for any travel costs or other costs incurred beyond the original rental amount (and expect you to obtain holiday insurance to cover such costs).
Insurance
We request that you take adequate holiday insurance at the moment of booking the house. Please check that the policy covers cancellation in case you are not able to take up your holiday. In addition the policy should cover theft or other loss of personal possessions at the house which being a holiday house is potentially not as secure as your own home.
Sheets and towels
The house is equipped with pillows, blankets and duvets. It is a requirement of this contract that you ensure that sheets and duvets are used on the beds and that the beds are not used without sheets and towels. It is possible to book sheets and towels for the whole house if it is not possible to bring sheets. If this is necessary then please email to request this.
Cleaning
Reasonable cleaning is included in the rental contract. If the cleaners deem that the house has been left in a state that requires extra cleaning then we reserve the right to pass on this cost.
Maximum number of people
The house has two double bedroom, two twin bedrooms and one quadruple bedroom. Thus no more than twelve people are permitted to occupy the house.
Keys
A key to the house is held in a keysafe by the front door. We would ask that this is only used for initial entry to the house. there are two further sets of keys inside the house on the hook in the dining room. Once you have located the other keys please put the keysafe key back. (In this way there is no danger of locking yourself out of the house!).
Arrival and departure times
Bookings run from 4pm on Saturday through until 11am on the following Saturday. This period of time between 11am and 4pm is to allow the cleaners reasonable access to the house. It may be possible to enter the house earlier than 4pm particularly if the house has been cleaned. If you are arriving earlier and would like to access the house earlier in the day then please contact me first.
Pets / smoking
Unfortunately we have decided that the house is not suitable for dogs or other pets and likewise smoking is not allowed at the house.
Bins and rubbish
It is local authority policy only to collect rubbish that has been put in black bin bags. If any of the bins have rubbish that is not in a black bin bag, the bin men do not collect the rubbish. Please make everyone occupying the house aware of this.
Due care of the property.
We would ask you to inform us of any breakages in the property and to replace items that have been broken where reasonably possible and if not replaced to reimburse us for the subsequent cost of replacement (unless the item has broken through normal use). We reserve the right to charge for any costs incurred by us to make good any damage to the property or its fixtures and fittings. If you find anything that is broken or damaged please inform us straightaway. If appropriate please send photos.
Washing machine and tumble dryer.
Please ensure the washing machine is not overloaded. Please use the clothes line in the garden where possible to dry clothes. The washing machine and tumble dryer can fail and we can not guarantee that they will be fixed within a short holiday booking.

Please read the fire instructions in the property.
Garden
Cars should not be driven past the garden gate.
We have a contractor who cuts the grass and trims the hedges. This needs doing quite regularly and it is not possible for this to happen on the Friday changeover time. We ask that you move any items in the garden and allow the gardener to cut the grass. They are usually very quick and will not interrupt your enjoyment of the garden for any longer than necessary.
Telephone and Wifi
The house is supplied with a fibre to the home broadband internet connection. There is also an Orbi extender that gives coverage to the whole house. In the event the internet connection appears to slow or stop please turn the router on and off. Unfortunately we can not guarantee the provision of the internet connection and or telephone line as part of this contract.
The telephone does not include free calls anymore. We reserve the right to pass on the cost of chargeable calls as these are not blocked by the phone.
